Move-up buyers, downsizers, and professionals in transition do it every day. The key is not luck. It is coordination, and it starts long before any property goes on the market or any offer gets written.

Here is exactly how it works when it is done right.

Step 1: Know Your Numbers Before You Do Anything Else

The first conversation we have is not about listings. It is about numbers.

You need three things confirmed before anything moves forward. Your net equity — what you will actually walk away with after paying out your mortgage, realtor fees, legal costs, and any prepayment penalties. Your pre-approval — a full mortgage pre-approval on your next purchase, not a quick phone estimate. And your timeline — possession dates, school calendars, lease obligations, anything that creates a hard deadline in your plan.

These three numbers determine everything that comes next. Without them you are making decisions based on assumptions, and assumptions in a two-transaction process are expensive.

Step 2: Build One Coordinated Strategy — Not Two Separate Plans

The most common mistake Calgary homeowners make is treating the sale and the purchase as two separate processes. They list with one agent, search with another, and wonder why the dates never line up.

When you are selling and buying at the same time, every decision in one transaction affects the other. Your listing price affects your down payment. Your possession date on the sale affects your possession date on the purchase. Your conditions affect your negotiating position.

In an ideal scenario your sale closes first — or on the same day — as your purchase. You receive the funds from your sale and use them as the down payment on your new home.

When the dates do not align perfectly, bridge financing fills the gap. If your purchase closes a few days before your sale, your lender can advance you the funds temporarily using your sold property as security. Bridge financing has a cost — interest accrues for the days between closings — but it is significantly less expensive and less stressful than the alternative of making two separate moves or carrying two mortgages.

One important detail — bridge financing only works if your current home is already sold with a firm contract in place. It is not available if your property is still on the market. This is why having the sale secured before the purchase closes is critical.

Step 5: Conditions, Waivers, and Closing

Once both deals are in place, the final stretch is about removing conditions cleanly and on schedule.

On the sale side — inspection conditions, financing conditions, condo document review if applicable. On the purchase side — the same. My team tracks every deadline across both files simultaneously so nothing gets missed and no condition expires without your knowledge.

When all conditions are removed, both transactions are firm. From there it is lawyers, final walkthroughs, and possession day.
